Just East of Ottawa’s business district and 2 km from Parliament Hill lies the rapidly growing area of Vanier. Vanier has come a very long way from what it has been in the past as crime rates have gone down and real estate prices have gone up. Beautification and gentrification of this area has also contributed to Vanier becoming one of Ottawa’s most up-and-coming neighbourhoods.

 

Vanier is very close to Ottawa’s core yet is still affordable (for now). In this residential area with a small village feel, people are beginning to see Vanier as “trendy” as it shakes its reputation and slowly but surely becomes quite desirable in similar ways to Westboro and Glebe. Vanier is especially sought after for first time home buyers as it’s one of Ottawa’s least expensive areas in close proximity to downtown. In 2017 the Vanier neighbourhood’s average home price was $310,896 with the least expensive homes selling closer to Montreal Rd. and the higher priced homes being sold in the more affluent area closer to the river.

As Vanier quickly becomes a desirable neighbourhood for young professionals, families and students alike, the prices of homes are on the rise. Older homes are being brought down and turned over as new builds, which is a great sign of gentrification.
