Hello Ottawa!

August is upon us and the real estate market is still hopping! That being said, when I need to clear my mind I like to hop on my bike and hit the pavement.

July is often a slower month in the office due to kids being out of school and on vacation, but this has not been the case. We have been busy catching up with previous clients and contacts, assisting with an active month of buyers and sellers.

 

 

Some of my favourite places to cycle are of course the bike paths around Ottawa as well as up in the Gatineau hills. We have an amazing number of trails and bike paths around the Nation’s Capital for all types of cycling enthusiast! Did you know we have over 600 km of bike paths?

We just recently cycled “Le Petit Train du Nord” from Saint-Jérôme, Quebec to Mont-Laurier. It was a four day excursion with 60 km being pedalled for the first three days and 30 km on our last day. What a great adventure even in above 40 degrees weather! We stayed at great B&Bs, had excellent meals along the route and saw some nice views!

Ottawa’s sellers’ market has seen quite an increase in average value to $449,200, with the condo market average value at $293,303. In my opinion, we are starting to see a slightly more balanced market with less active buyers and a solid amount of inventory on the market. Don’t get me wrong, we are still seeing many multiple offers on market priced homes within an affordable range, typically between $200,000 and $800,000. Whether you are a buyer or a seller, this time of year is still very good to buy or sell. There are fewer active buyers to compete with and there is still a lack of listings here in Ottawa.
